I don't think this is a modem or router problem, i think that is a laptop drivers, becouse when i reinstall drivers i get good speed and after restaring the laptop it goes back to slow speed, maybe my laptop delete some drivers when restarting or smth? i updated my drivers to the latest version.
Try setting your channel to 1. If the Gateway is Wireless-N capable and allows for Dual channels. Set it for 40mhz, if you have no Wireless-b/g devices on your wifi network. Set secondary channel for Upper. You could always just turn off wifi on the ISP supplied gateway and use your own Wireless-N A/P.
I have had no problems using the Engenius ECB-350 A/P. It puts out enough power, that I can cover the downstairs and the whole upstairs, along with about 75' from the house for wifi coverage.
