The Elder Scrolls V: Skyrim Lag and low FPS

Hello There,

I have had this game in my steam library and I just Started playing the game as I finished all the games i had before it to play. Although i started to play they game and noticed the game was a bit laggy and had low FPS although at times it jump up to 40FPS and then back down to around 10-15FPS. I am using some graphics mods, I dont think its the mods because a friends of mine uses the same mods on the game and he doesn't have this problem. The only reason I am using mods is to make the graphics more realistic. If anyone has a fix to this please let me know.

1. Check your video setting in the game
2 Steam Community :: Guide :: TES Skyrim: Increase your FPS/Performance efficiently.
3. Remove the MOD see if FPS increases
